Star Pubs & Bars – MRO (Free of Tie) – Oxfordshire


Morgan & Clarke acted for the Tenant at the previous review through the PIRRS scheme to resolve a disputed tied rent. The returning client assigned us the responsibility of handling the MRO process at renewal.


Following initial discussions with Star Pubs & Bars Estates Manager, it came to light the parties held a different opinion concerning the genuine need to have the structural works of alteration, undertaken at the Tenant’s expense and documented by license of alteration, disregarded from the rent assessment calculations under MRO.


Following extensive discussions with a Star Pubs & Bars estate manager, we were successful in agreeing on a realistic MRO (free of tie) rent, without the need for third party thus saving our client further fees associated with the independent assessment process under the Pubs Code.
